Online photos can hide bad beach access, construction noise next door, kitchens that cannot support a catering team, or HOA restrictions that would end your evening early. I inspect every villa I recommend, or have someone I trust do it. Six things I check on every property.

Ceremony space

Where will the ceremony happen? I check sightlines, shade, wind patterns, and how guests will be positioned relative to you and the photographer. No surprises on the day.

Guest flow

How do guests move from ceremony to cocktails to dinner? I check layout for bottlenecks, shade during cocktail hour, distance between areas, and accessibility for older guests or children.

Kitchen and catering access

Can a catering team work from the villa's kitchen? I check counter space, refrigeration, service entrance access, and whether the setup can handle your guest count and menu.

Parking and vendor access

Yes. A private villa is a legally valid ceremony location in the Bahamas provided a Licensed Bahamas Marriage Officer performs the ceremony and signs the register. I am Government-licensed and perform legal ceremonies at private villas across Nassau, Eleuthera, Exuma, and Harbour Island. Requirements are: a marriage licence from the Registrar General's Department (government fee $120: $100 licence plus $20 certified copy), an affidavit of singlehood through a Bahamian Notary Public ($95 for both parties), and two witnesses. I provide both witnesses at no extra cost.

I vet vendors for reliability, inspect their work, and manage every vendor on the day so you never have to coordinate between them yourself.
Two documents under Bahamas marriage law: a valid passport and proof of eligibility. For first-time married applicants I arrange an affidavit of singlehood through a Bahamian Notary Public ($95 for both parties). The US Embassy no longer provides this service; a Bahamian Notary Public is the current requirement.
